BASEMENT DRAIN TILE™ WATERPROOFING SYSTEM

What causes basements to leak? Hydrostatic pressure is the primary reason. Surface water saturates the soil around your home causing water pressure against the foundation which then pushes water through the pores, cracks, and joints, in the concrete walls and floor.

How does our system function to keep your basement dry? Water, because of hydrostatic pressure, is pushed into the wall (block) and over the footing seeking a path of least resistance. Water entering the hollow block walls immediately drops to the footing, out the weep holes and into the Basement Drain Tile™ system. The water that is pushed over the footing is also drawn into the system. As the water begins to flow, capillary action (water pulling water), assures a continuous flow into the Basement Drain Tile™ which then directs the water to the sump system which efficiently pumps the water out of the home. We have now taken command of water that once made life miserable.

The Installation Process Step-by-Step

  1. Be sure customer valuables are protected
  2. Remove 14" to 18" of the floor around the parameter
  3. Remove dirt down to the bottom of the footing (approx. 10")
  4. Drill Weep Holes into each cavity (blockwall) base of the wall
  5. Install 4" perforated ADS tile (surrounded by a fine fibrous sock to prevent silting) in the exposed trench
  6. Surround the ADS tile and cover top of the footing with stone
  7. Install our Drain-Eze™ system (Block Walls)
  8. Install our high-quality sump pump system (with battery back-up if desired)
  9. Re-cement the trench flush and smooth with the existing floor
  10. Clean-up

CRACK INJECTION PROCEDURE

While concrete cracks appear to be typical, it’s not recommended that they remain ignored. Tomlinson-Cannon*Cole uses a polyurethane chemical grout called MountainGrout® to seal foundation cracks in poured foundations. Using injection packers, MountainGrout® is pumped into cracks that are allowing water to come in. Most homeowners best identify concrete cracks in their basement, either on the foundation wall or on the floor. These cracks, typically due to drying shrinkage, thermal movement, or other causes usually are minor and result in few problems.
Many homeowners with poured-in-place concrete foundations will find cracks in their basement walls on closer inspection. If minor, they will cause no immediate problems. But over time, minor cracks often grow larger and cause major headaches, including reduced structural integrity or water leakage. Fortunately, there is an easy way to permanently repair such cracks.

Process for Crack Injection Procedure:

  1. 5/8” diameter hole is drilled on an angle to intercept the crack
  2. 5/8” diameter injection packer is then inserted
  3. The packer is then tightened with a socket wrench
  4. Mountain Grout is pumped through packer using hand held grease gun

WATER X-TRACT™ SYSTEM

Drying up your wet basement is the first step towards a clean and healthy room ready for living…storage…or play. If you have a poured or block wall foundation and if water seeps in through the walls and joint where the floor and walls meet, the Water X-tract™ System is for you!

  • No Digging
  • No Trenching
  • No Jackhammers
  • No Hauling buckets of mud in and out of your home

Hollow baseboards adhere to the floor along the wall to act as a barrier collecting water from weep holes tapped into the blocks where the floor and wall meet. Water travels along the hollow baseboards to a drain or sump pump. While simple in design, the X-Tract™ system is made up of vinyl channels which resemble oversized baseboards. By tapping holes in the cement blocks at floor level you will lower the water table and the hydrostatic pressure that has built up in the walls. The X-Tract™ system is installed in front of the holes using Pro-Seal Once™ adhesive.

Note: Part of the solution to leaky basement is routing water from your roof away from your house. Are your gutters old, leaky or dumping water next to your foundation? Call us for a free analysis and estimate.
